LSR Group plans to build premium housing at the former Liviz liquor factory site on Sinopskaya Embankment in central St. Petersburg. The project will create 54,000 square meters of total space in the historic location.
The development includes 44,000 square meters of high-end residential units, 3,700 square meters of apartments, 2,800 square meters for commercial use, and 3,500 square meters dedicated to social infrastructure. Market experts say investment might exceed eight billion rubles for the entire project.
Developers intend to design the quarter with a loft-style aesthetic. Several historic buildings will remain but may feature modern attic additions on top of the original structures. The original factory complex dates back to 1896-1897, when it was built as the St. Petersburg Liquor and Vodka Factory.
