St Petersburg Elite Flats Up 10% on Resale

Luxury apartments on the St. Petersburg secondary market cost 10% more than in early 2024. According to NF GROUP consulting firm data published in Kommersant, average prices hit 793,000 rubles per square meter. The supply volume of high-end homes grew 10% during the first quarter of 2025 compared to late 2024.

Analysts found that typical luxury properties sell for 151 million rubles, with an average size reaching 182 square meters. Elite new construction costs about 32% less, averaging 103 million rubles. Wealthy buyers shop mainly in three areas—Krestovsky Island, Petrogradskaya Side, and the Golden Triangle—when looking at existing homes. New luxury developments concentrate on the Petrogradskaya Side, Petrovsky Island, and Krestovsky Island.

Previous reports showed the price difference between new buildings and existing homes in St. Petersburg expanded sixfold recently. Information about the most expensive new apartment also appeared in earlier articles. Real estate experts predict continued strength in the luxury segment despite economic changes throughout 2025.
