Mumbai luxury home sales hit record Rs 14750 crore in H1 2025 as demand surges

Mumbai witnessed unprecedented luxury property transactions during the first six months of 2025. Sales valued at Rs 14,750 crore marked the highest half-year performance for homes priced above Rs 10 crore. This figure represents an 11 percent jump from the previous year's Rs 12,300 crore total.

The combined 12-month period spanning late 2024 through mid-2025 generated Rs 28,750 crore in luxury sales according to India Sotheby's International Realty and CRE Matrix research. Primary sales dominated the market with three-quarters of total volume while secondary transactions reached Rs 3,750 crore. Worli maintained its position as the top luxury location with 22 percent of primary market value.

Buyers aged 45 to 65 years formed the largest purchasing group while those over 65 expanded to 15 percent of sales. Properties measuring 2,000 to 4,000 square feet captured 70 percent of primary transactions as 1,335 luxury units changed hands.
