Nairobi hikes land rates from January

Nairobi property owners will begin paying revised land rates on January 1 under regulations set by the National Rating Act of 2024. Urban planning executive Patrick Mbogo announced that properties in flat-rate zones will incur annual charges between 2,560 and 4,800 shillings, based on parcel size. Land up to 0.1 hectares costs 2,560 shillings yearly, while plots above 0.4 hectares cost 4,800 shillings.

Properties assessed through valuation will pay 0.115% of the unimproved site value annually. The county established protections for landowners whose new rates fall below 2022 levels or exceed double those amounts. Property owners who filed objections to the 2019 Draft Valuation Roll will maintain current rates until hearings conclude.

Governor Johnson Sakaja encouraged building owners to legalize unauthorized structures before enforcement begins. Land rates generate approximately 25 percent of the county's revenue and represent the largest single source of income. The adjustment marks the first major change since authorities developed the 2019 valuation framework.
