Fortis Green digs deep with $25m Kigali gamble

Fortis Green Housing began construction of the Masaka Views Eco Estate on Friday, October 24, 2025, launching a $25 million residential development near the future Kigali Medical City. The seven-hectare site will feature more than 300 housing units with an emphasis on environmental sustainability and community living. The developer plans to retain 302 apartments for rental rather than immediate sale, while offering 51 single-family homes and 33 townhouses for purchase.

Managing Director Jonathan Shafer said research shows 95 percent of Kigali homes sold become rentals due to financing challenges. The build-to-rent model aims to provide stable, professionally managed housing communities for long-term residents. Single-family homes range from $120,000 to $135,000 and target middle-income buyers seeking alternative financing.

The EDGE-certified project promotes energy efficiency and reduced carbon emissions through green spaces, fruit trees and water conservation methods. Phase 1 construction will deliver 172 units by early 2026, with full project completion expected within 2.5 years. Rwanda Development Board official Michelle Umurungi said the development addresses urbanization demands as Kigali requires 30,000 new housing units annually.
