Sales have taken a nosedive in St. Petersburg's primary real estate market since early 2025. According to RBI group vice president Dmitry Falkin, there were almost 37% fewer sales compared to the first quarter of last year. Only about 7,500 transactions happened within city limits during the first three months of this year, marking a 20% decrease.
Square meter prices held steady at around 275,000 rubles, matching late 2024 figures. Comfort-class housing costs remain at 265,000 rubles per square meter. Real estate experts recently revealed information about the most affordable apartments available in new St. Petersburg developments.
Market analysts have also pointed out that the price difference between newly built apartments and secondary housing has expanded significantly, growing six times larger than before. This widening gap represents another challenge for the already struggling market. The current trends suggest buyers might face difficult choices between pricier new construction or more affordable existing homes.
